Terra Hill sits on a hillside cul-de-sac at 18 to 22B Yew Siang Road, in District 5’s Pasir Panjang and Kent Ridge precinct, within the Queenstown planning area. What sets the address apart is the combination of a freehold title and a private side gate: the development opens directly onto Pepys Road at its highest point, putting the Kent Ridge Park Canopy Walk 200 metres away without going near a main road. Pasir Panjang MRT station on the Circle Line is 350 metres away, a four-minute walk, and since the line’s final stage opened in July 2026 that station reaches Marina Bay in seven stops without a transfer. Getting Around from Terra Hill

Pasir Panjang MRT station (CC26) is 350 metres from the development, a four-minute walk. Circle Line Stage 6 opened for passenger service on 12 July 2026, adding Keppel, Cantonment and Prince Edward Road stations and closing the loop. That changed what the station reaches: journeys to Marina Bay and the southern edge of the CBD that previously needed a transfer now run direct.

From Pasir Panjang, Labrador Park is one stop, Kent Ridge is two, and HarbourFront and one-north are three each. Cantonment, for the Tanjong Pagar district, is five stops. Marina Bay is seven and Bayfront is eight, all on the Circle Line without changing trains. Raffles Place is also eight stops but requires a change at Marina Bay onto the North South Line, so it is not a single-service journey in the way the others are.

By road, West Coast Highway is the nearest link at a 250-metre drive. The Ayer Rajah Expressway and South Buona Vista Road are each about four minutes, Portsdown Avenue about six, and the Central Expressway about nine. A new road linking South Buona Vista Road to the AYE is under construction, which will add a further connection from the immediate area. Drive times are the developer’s own and vary with traffic and weather.

The Greater Southern Waterfront

Terra Hill sits at the western end of the Greater Southern Waterfront, the masterplan covering a 30km coastline extension from Pasir Panjang to Marina East. Roughly 2,000 hectares of land are expected to open up as the port terminals relocate, an area the developer’s materials put at around six times the size of Marina Bay. Planned across the whole precinct are more than 200 hectares of nature trails and parks, upwards of 20 million sqft of commercial space, some 9,000 new public and private homes, and more than 5,000 new jobs. These are estimates published by the developer and subject to change, and the exact locations of individual redevelopment projects are still to be determined by the relevant authorities.

Four components sit close enough to Terra Hill to matter day to day.

The Pasir Panjang Power District, about three minutes away, is the nearest. The disused power stations there are planned for redevelopment into mixed-use buildings, and the precinct has been the subject of the Power-Up Pasir Panjang ideas competition run by URA and the Singapore Land Authority, which drew 79 proposals.

The former Keppel Club site, about six minutes away, is planned as a coastal residential estate of around 9,000 waterfront homes.

The Labrador Nature Park Network, also about six minutes away, will bring together more than 200 hectares of green space: Labrador Nature Reserve, six existing green sites, and four new parks at Alexandra, Berlayer Creek, Keppel Club and King’s Dock.

The Sentosa-Brani masterplan, about eight minutes away, will develop both islands into five zones: Vibrant Cluster, Island Heart, Waterfront, Ridgeline and Beachfront.

Underpinning all of it is the port move. PSA’s Tanjong Pagar terminals are scheduled to relocate to Tuas by 2027 and the Pasir Panjang terminals by 2040, which is what releases the waterfront land in the first place.

Parks, Green Space and Everyday Amenities

The side gate is the point worth understanding here, because it changes the walk rather than shortening it by a few metres. Terra Hill’s site plan places a gate at the top of the development, in the Hillside zone, opening directly onto Pepys Road. From there the Kent Ridge Park Canopy Walk is 200 metres, and Kent Ridge Park itself is a five-minute walk. Kent Ridge Park is the western anchor of the Southern Ridges, the chain of elevated park connectors running through HortPark and Telok Blangah Hill Park to Mount Faber, which the developer puts at about ten minutes away by road.

For daily needs, Pasir Panjang Food Centre is 380 metres away, a six-minute walk. Alexandra Retail Centre is about a four-minute drive. VivoCity and HarbourFront Centre are three stops on the Circle Line, or about six minutes by car.

Gillman Barracks, the arts and dining enclave in a set of restored colonial barracks, is one stop away at Labrador Park, or about five minutes by road. Sentosa is nine minutes by car; by rail it is three Circle Line stops to HarbourFront, then a change onto the Sentosa Express monorail, which the developer’s connectivity chart counts as a fourth stop.

Education and Business Districts

Terra Hill sits between two employment clusters that pull in opposite directions along the same rail line. The National University of Singapore is two stops away at Kent Ridge. one-north, the research and media corridor whose tenants include Grab, Razer and Dyson’s global headquarters, is three stops. Singapore Science Park is about eight minutes by road.

In the other direction, Mapletree Business City is one stop at Labrador Park or about four minutes by car, and Labrador Tower is a similar drive. The Tanjong Pagar district is five stops via Cantonment, and the Central Business District and Marina Bay are seven.

On schools, the developer’s location map marks Singapore Polytechnic, NUS High School of Mathematics and Science, Anglo-Chinese School (Independent), Anglo-Chinese Junior College, Fairfield Methodist School and Blangah Rise Primary School among others, but it does not state distances for any of them, and neither does any other project document. If primary school registration matters to your decision, note that MOE priority registration is measured as a straight-line distance from the home rather than as a drive time, so the figure to check is the one from MOE’s own school-finder tool against the specific unit address.
