Terra Hill Project Info
Terra Hill is a freehold private condominium of 270 units at 18 to 22B Yew Siang Road, in District 5’s Pasir Panjang and Kent Ridge precinct, within the Queenstown planning area and the Rest of Central Region. It is developed by Hoi Hup Sunway Kent Ridge Pte. Ltd. (UEN 202132322K, Developer Licence C1435), a joint venture of Hoi Hup Realty and Sunway Developments. The site is 19,365 sqm, or 208,443 sqft, on Lot 02062L Mukim 03, at a plot ratio of 1.4.
The development has nine blocks, each five storeys plus an attic level, arranged as 54 stacks over a single-level basement carpark. Six blocks hold the 240-unit Signature Collection on an eight-unit-per-core layout: Blocks 18, 18A, 18B, 22, 22A and 22B. Three blocks hold the 30-unit Prestige Collection on a two-unit-per-core layout served by private lift lobbies: Blocks 20, 20A and 20B. Across both collections there are 25 unit types, from a 624 sqft 2-Bedroom to a 3,035 sqft 5-Bedroom Prestige penthouse.
Each block carries its own postal code. Block 18 is S117755, 18A is S118992, 18B is S118993, 20 is S117756, 20A is S118995, 20B is S118996, 22 is S117757, 22A is S118954 and 22B is S118955. A tenth address, 18C Yew Siang Road (S118994), is the clubhouse and management office.
The site is the former Flynn Park, a 72-unit condominium completed in 1986 on a 4.79-acre freehold plot. It sold collectively for $371 million in September 2021, at the second attempt after a 2018 tender closed without a buyer, making it the largest collective sale of that year. A development charge of roughly $24 million lifted the plot ratio to 1.4 under Master Plan 2019, and a further $16 million secured 7 per cent bonus balcony gross floor area. That works out at $1,355 psf per plot ratio on the base area, or $1,318 psf ppr once the bonus balcony area is counted.
Building plan approval is A1716-00007-2021-BP01, dated 23 December 2022. The project account is held with United Overseas Bank Limited, account number 769-310-220-4, and the land carries a mortgage in favour of the same bank. Expected Temporary Occupation Permit is 9 January 2028 and expected Legal Completion is 9 January 2031. Terra Hill Location Map
Pasir Panjang MRT station on the Circle Line is 350 metres away, a four-minute walk. Since Circle Line Stage 6 opened on 12 July 2026, that station reaches Marina Bay in seven stops without a transfer, Cantonment and the Tanjong Pagar district in five, HarbourFront in three and Labrador Park in one. A private side gate at the top of the site opens onto Pepys Road, putting the Kent Ridge Park Canopy Walk 200 metres away on foot. West Coast Highway is a 250-metre drive and the Ayer Rajah Expressway about four minutes, with a new road linking South Buona Vista Road to the AYE under construction. Terra Hill Aerial & Sectional View
No unit at Terra Hill faces directly west. The developer states that every block and unit is orientated for outlook rather than packed to the site boundary, and the aerial view shows how the nine blocks are set out to achieve it. Glimpses of the sea are available from selected Prestige Collection units in Blocks 20, 20A and 20B.
The sectional view shows why the development reads as a hillside rather than a slab. The ground steps up from the Yew Siang Road entrance to the highest point at the rear, and the landscape zones follow that rise: The Valley sits at the arrival level, the terrain climbs through The Sanctuary, The Alcove and The Enclave, and The Hillside occupies the crown of the site. A single level of basement carpark runs beneath the whole arrangement, and the site plan places the generator set, electrical substation and bin centre down there rather than at ground level.
Terra Hill Facilities
The site plan legend numbers 59 facilities across six named zones, plus three service items in the basement. The zones are an elevation sequence rather than a list, running from the arrival level at the foot of the site to the crown at the top.
The Arrival covers the entrance from Yew Siang Road: the Arrival Plaza with its feature tree, a guard house with a green roof, and a drop-off water feature.
The Valley holds ten facilities at the base of the slope, including the tiered Water Courtyard of cascading water, the Valley Pavilion, a Reflecting Pool with water candles, the Picnic Pasture, Valley Lawn, Reading Nook, Flower Garden Trail, Chill-Out Deck, Mini Putt and a Wooded Trail.
The Sanctuary is the largest zone with fourteen facilities, weighted toward water and exercise: an Eco Pond, BBQ Pavilion, Teppanyaki Pavilion, Party Lawn, Exercise Lawn, Basketball Hoop, Lounge Deck, Yoga Deck, Tranquillity Pavilion, an outdoor shower, and the Aqua Gym, Jacuzzi Seats, Hot Tub and Jacuzzi Loungers.
The Alcove holds seven facilities built around the water feature that gives it its character: The Creek, Cascading Falls, the Embankment Slide, The Play Cove, a Tea Pavilion, a Social Terrace, and Function Room 2, which is named The Creek Room.
The Enclave is the main pool and clubhouse level, with nineteen numbered entries. The centrepiece is a 50-metre lap pool, alongside a separate Lounge Pool, Kids Pool and Splash Pad, a Jacuzzi Pod, two pool decks, two outdoor showers, Falling Water, Poolside Cove, Aqua Lounge, Poolside Pavilion, Coast Cabana, Misting Poles, Sunning Lawn, Sitting Terrace and the Serene-Scent Garden. Terra House, the two-storey glass clubhouse, sits in this zone. Its ground floor holds Function Room 1, called The Club Room, and Function Room 3, the Media Screening Room, along with the management office, a changing room and toilets. Its upper floor holds the Fitness Studio, fitted with TechnoGym equipment, and Terra Hub, the social space.
The Hillside crowns the site with six facilities: the Family BBQ Pavilion, Hillside Canopy, Fitness Terrace, Meditation Lawn, a Herbs Garden, and the side gate onto Pepys Road.
Maintenance of all of this is funded at $80.00 per share value per month, which puts most Signature units at $480 and the largest Prestige penthouse at $720. The full schedule by unit type is on the Terra Hill price page.
Interior Fittings at Terra Hill
Specification at Terra Hill is tiered, and the tier does not track bedroom count. Sanitary brands are uniform across all 270 units, while kitchen appliances, flooring and wardrobe provision vary by unit type in ways worth checking against the specific type you are considering.
Kitchen appliances by unit type
Induction hob group. The 2-Bedroom types B1, B2, B2-PH and B3, and the 3-Bedroom types C1, C2, C7-PH, C8-PH and C9-PH, receive a Franke sink and mixer, a De Dietrich cooker hood, induction hob and built-in oven, and a Samsung free-standing fridge with a washer-dryer combination.
Gas hob group. The 3-Bedroom types C3, C4, C5 and C6, and the whole Signature 4-Bedroom range from D1 to D7-PH, receive the same Franke and Samsung provision with a De Dietrich gas hob in place of the induction hob. C3 belongs to this group rather than to C1 and C2, despite sitting between them in size.
V-Zug group. The Signature 5-Bedroom penthouses E1-PH, E2-PH and E3-PH, and both Prestige types DP1 and EP1-PH, step up to Swiss-made V-Zug: cooker hood, gas hob, built-in oven, integrated fridge, wine chiller and built-in dishwasher, in a dry kitchen, with a separate Samsung free-standing fridge, washer and dryer in the wet kitchen. These eight types are the only ones in the development with a dishwasher, a wine chiller or an integrated fridge.
Bathrooms and Sanitary Ware
Gessi taps and mixers and Laufen sanitary ware are fitted throughout, with TECE cisterns, and every master bathroom has an overhead rain shower. Above that baseline the master bathroom is specified in two ways. Most types receive a shower cubicle, one basin with vanity, a water closet and a single towel rail. DP1, EP1-PH and the three Signature 5-Bedroom penthouses instead receive two basins with vanity, a long bath with bath mixer and hand shower, a separate shower water closet and two towel rails, finished in marble.
A junior master bathroom is provided in D5-PH, D6-PH, D7-PH, the three E-series penthouses and both Prestige types. A powder room appears only in DP1 and EP1-PH. Bathroom counts vary considerably even within a nominal bedroom count, so the Terra Hill floor plans are the place to confirm a specific type.
Flooring and Finishes
Flooring is where the Signature and Prestige split is most visible. The 2-Bedroom and 3-Bedroom types receive tiles with skirting in the foyer, living, dining, corridor, study and store. Every 4-Bedroom and 5-Bedroom type, including both Prestige types, receives marble tiles in those same areas, marble in the master bathroom, and marble in the dry kitchen where one is provided. All penthouse types receive engineered timber flooring in bedrooms, walk-in wardrobes and internal staircases. Kitchens, wet kitchens, household shelters, yards and balconies are tiled throughout, and the powder rooms in DP1 and EP1-PH are marble.
Signature kitchen worktops are light quartz over laminate or melamine cabinets. Prestige dry kitchens use larger countertops with glass-fronted cabinets, marble, warm walnut and brushed black metal.
Storage, Wardrobes and Ceiling Heights
A walk-in wardrobe is provided in eight of the 25 unit types, covering 51 units: D5-PH, D6-PH, D7-PH, E1-PH, E2-PH, E3-PH, DP1 and EP1-PH. EP1-PH is the only type with two, one off the junior master bedroom on the main level and one off the master bedroom in the attic. The Prestige version is the tinted-glass wardrobe paired with an independent dresser. Every Signature Collection master bedroom has a full-height wardrobe fitted with a bespoke side-panel storage dresser and a full-length mirror. In the Prestige Collection the master bedroom instead has the walk-in wardrobe in tinted glass with an independent dresser. Every unit from B1 upward has a household shelter, which doubles as a utility or storage room.
Ceiling heights run 2.85m in living and dining areas for the non-penthouse types, rising to 3.55m on the first storey. Penthouse types run from 2.85m up to 5.52m. DP1 living areas are 3.0m, or 3.52m on the first storey, and EP1-PH living reaches 5.52m. Kitchens are 2.4m in the Signature Collection and 2.55m in the Prestige Collection, household shelters run 2.65m to 2.92m depending on type, and the walk-in wardrobes in DP1 and EP1-PH are 2.7m.
A ceiling fan is provided in the living area of B1, B2, B3, C1, C2, C3, C4, C5, C6, D1, D2, D3 and DP1. Balconies may be fitted with a retractable screen, but the screen is not provided with the unit and may not be installed without approval from the management corporation and the relevant authorities, at the owner’s cost.
Smart Home & Sustainability Features at Terra Hill
Terra Hill targets Green Mark Platinum and Super Low Energy certification. Solar panels are provisioned to offset common-area energy consumption, air-conditioning units across every residential type are rated 5 ticks under the National Environment Agency’s mandatory scheme, and selected finishes carry Singapore Green Building Council ratings with low-VOC emission certification. E-waste bins sit alongside standard recycling collection, under a collaboration with an e-waste vendor for appliance recycling.
The basement carpark holds 270 car lots, one for each unit, plus 4 accessible lots and 102 bicycle lots. Of the 274 car lots, 45 are provisioned for electric vehicles: 4 with active chargers and 41 wired as passive lots ready for a charger to be added.
Every unit includes a smart home gateway, a digital lockset on the main door, smart air-conditioner controls, and access to the Mobile Community App for visitor registration and facility booking. DP1 and EP1-PH each receive two digital locksets and a smart camera doorbell on the secondary entrance, which reflects the second point of entry their private lift lobby creates. Fittings across the development draw on De Dietrich, Franke, Gessi, Laufen, Samsung and TECE, with V-Zug for the Prestige Collection and the Signature 5-Bedroom penthouses.

Terra Hill’s 270 units sit in 54 stacks, numbered 1 to 54, each running five levels. Stacks 1 to 24 and 31 to 54 are the Signature Collection, eight per block across Blocks 18, 18A, 18B, 22, 22A and 22B. Stacks 25 to 30 are the Prestige Collection, two per block across Blocks 20, 20A and 20B. Multiplying out gives 48 stacks by 5 levels for the 240 Signature units and 6 by 5 for the 30 Prestige units, which is where the 270 total comes from.
The standard pattern is straightforward: levels 1 to 4 carry the base unit type and level 5, the attic level, carries the penthouse variant of the same bedroom count. Stack 33 in Block 22 runs D1 on levels 1 to 4 and E1-PH at #05-33; stack 22 in Block 18B runs D3 with E3-PH at #05-22. Each of those two penthouses is the only unit of its type in the development. All six Prestige stacks run DP1 on levels 1 to 4 with EP1-PH at level 5.
Two stacks break the pattern, and this is visible on the chart rather than being a misprint. Stacks 17 and 24 in Block 18B change type twice on the way up: B1 at 624 sqft on levels 1 to 3, B2 at 678 sqft on level 4, then B2-PH at 840 sqft on level 5. All three are 2-Bedroom layouts with two bathrooms, so what changes is footprint rather than configuration. These are the only mixed-type stacks in the development.
Roughly half of all stacks are mirrored layouts, marked with an asterisk on the floor plans, so two units of the same type can open in opposite directions. A few types also carry an alternative internal arrangement drawn on the same plan: C5 units at #01-32 to #04-32 and #01-45 to #04-45, C6 units at #01-03 to #04-03, D6-PH at #05-32 and #05-45, and D7-PH at #05-03 have a different master bedroom and master bathroom layout from the rest of their type.
