Signature vs Prestige: what the split actually buys you

Terra Hill’s 270 units split into two distinct collections built on different cores. The Signature Collection runs across six blocks (18, 18A, 18B, 22, 22A, 22B) on an 8-unit-per-core layout, totalling 240 units across 2-Bedroom through 5-Bedroom Penthouse types, 89% of the development. The Prestige Collection occupies the remaining three blocks (20, 20A, 20B) on a 2-unit-per-core layout, each pair served by its own private lift lobby, 30 units in total, split between the 4-Bedroom DP1 (1,894 sqft, 24 units) and the 5-Bedroom EP1-PH penthouse (3,035 sqft, 6 units).

The practical difference goes well beyond floor area. Freehold in District 5: why that combination is increasingly rare

Terra Hill sits on a freehold plot in District 5, within the Queenstown planning area, a tenure type that has become progressively scarcer in this part of Singapore, since the government now sells land almost exclusively on 99-year leases. A freehold title carries no expiry and no lease-decay consideration, which removes one of the more complex variables buyers typically have to model when comparing a leasehold purchase against a freehold one in the same general area.

Location & Connectivity

“350 metres from an MRT that doesn’t even reach the CBD. Since July 2026, it does.”

Terra Hill sits on Yew Siang Road, 350 metres from Pasir Panjang MRT station (CC26) on the Circle Line, a four-minute walk. Circle Line Stage 6 opened on 12 July 2026, adding Keppel, Cantonment and Prince Edward Road and closing the loop, so Pasir Panjang now runs to Marina Bay in seven stops with no transfer. A private side gate at the top of the site opens onto Pepys Road, putting the Kent Ridge Park Canopy Walk 200 metres away on foot.

Views & Orientations

Nine blocks, zero west-facing units: how does that even work?

Terra Hill’s nine blocks were deliberately massed toward the north-east and north-west. The stated intent behind this orientation was twofold: maximise the views available to residential units, and minimise west-facing exposure, the direction that takes the brunt of Singapore’s afternoon sun. The result is a development with no unit facing directly west.

Where the sea glimpses actually are

Glimpses of the sea are available from higher floors of Blocks 20, 20A, and 20B, the three Prestige Collection blocks, positioned at the development’s north-eastern edge. These are also the only blocks with a 2-unit-per-core, private-lift-lobby layout (DP1 and EP1-PH unit types), so a sea glimpse and the Prestige Collection’s layout upgrades currently overlap in the same three blocks.

Blocks 18, 18A, 18B, 22, 22A, and 22B form the Signature Collection and sit across the southern and western portions of the site, oriented to face into the development’s internal landscaped zones (The Valley, The Sanctuary, The Alcove, and The Enclave) rather than outward.

Three conventions that change what a stated size means

Strata void is included in the published area. Every penthouse states its size as inclusive of a strata void, the double-height volume above the living area marked by a dotted line and completed with a bulkhead. A 1,249 sqft C7-PH includes 20 sqm of that as volume rather than floor, and the 3,035 sqft EP1-PH includes 43 sqm. A penthouse and a typical unit showing a similar figure do not have the same usable floor area.

Reinforced concrete ledges and void space are excluded. The legend on each plan marks RC and the hatched void space symbol as excluded from the strata area, so neither adds to the stated size. Air-conditioner ledges are labelled AC LEDGE, but the legend does not state how they are treated, so that one is worth asking about rather than assuming.

An asterisk means a mirrored unit. Roughly half the 54 stacks are mirror images of their neighbour, so two units of the same type can open in opposite directions. A few types also carry an alternative internal arrangement drawn separately on the same plan: C5 at #01-32 to #04-32 and #01-45 to #04-45, C6 at #01-03 to #04-03, D6-PH at #05-32 and #05-45, and D7-PH at #05-03 have a different master bedroom and master bathroom layout from the rest of their type.

B3’s Study: where it sits and what it’s good for

B3 is Terra Hill’s single largest unit type by count, with 40 units spread across both Signature blocks (18, 18A, 18B, 22, 22A, 22B). At 807 sqft, it adds a dedicated Study to the standard 2-Bedroom layout, positioned beside Bedroom 2 and Bath 2, useful for a home office or guest space.

Where the “third bathroom” hides in C4, C5 and C6

Six of the nine 3-Bedroom types (C1, C2, C3, C7-PH, C8-PH, and C9-PH) come with exactly two bathrooms: a Master Bath and a Bath 2. The other three, C4, C5, and C6, step up in size to 1,076–1,098 sqft and add a third fixture, but it’s labelled WC (water closet) on the floor plan rather than “Bath 3.” If you’re scanning a floor plan specifically for the word “Bath,” it’s easy to miss. These three types also add a dedicated Store room, which C1, C2 and C3 don’t have. The three penthouse variants do have a Store, but no WC.

The three penthouse 3-Bedroom types (C7-PH, C8-PH, and C9-PH) revert to the simpler two-bathroom layout of C1–C3, but each includes a strata void (20–24 sqm) topped by an RC flat roof, a feature unique to the penthouse-level units across the C, D, and E series.

D5-PH, D6-PH and D7-PH come with a bedroom you won’t find in D1–D4

D5-PH, D6-PH, and D7-PH share a configuration that none of D1 through D4-PH have: a Junior Master Bedroom with its own en-suite Junior Master Bath, located on the attic level alongside the main Master Bedroom and Master Bath. The main living level adds a dedicated Study, a third full bathroom (Bath 3), and a separate WC, bringing the total to three full bathrooms plus a WC, alongside the Junior Master’s ensuite.

In practical terms, this group functions closer to a “4-Bedroom + Study with two master-grade suites” than a standard 4-Bedroom, useful if multi-generational living, a live-in caregiver, or simply wanting two ensuite bedrooms is part of your planning. D6-PH is the most numerous of the three at 7 units; D4-PH, by contrast, has only 3 units and is the rarest of the D-series penthouse types.

5-Bedroom Penthouse: Signature Collection (Types E1-PH, E2-PH, E3-PH)

Two unit types exist as just one unit each

E1-PH and E3-PH are each the sole representative of their type in the entire 270-unit development, one unit each, full stop. E1-PH sits in Block 22 (#05-33), while E3-PH occupies Block 18B (#05-22). Both follow the same five-bedroom layout as E2-PH (which has three units): a Master Bedroom and Bath plus a Junior Master Bedroom and Bath on the attic level, with Bedroom 3, Bedroom 4, Bath 3, Bath 4, and a separate WC on the main level, alongside a Wet Kitchen and Dry Kitchen split and a Yard.

E3-PH, at 2,164 sqft, is fractionally the largest of the three, though all three share the same room configuration and bathroom count (4 full baths + 1 WC), so the size difference comes down to layout proportions rather than additional rooms.

EP1-PH has five bathrooms: more than any other unit type

EP1-PH is Terra Hill’s largest unit type at 3,035 sqft (including 43 sqm of strata void) and the only one with five full bathrooms. The layout splits across two levels: the attic houses the Master Bedroom with its own Master Bath and Walk-in Wardrobe, plus a fifth bedroom (Bedroom 5) with its own Bath 5. The main level holds a Junior Master Bedroom with ensuite Junior Master Bath, Bedroom 3 and Bedroom 4 each served by Bath 3 and Bath 4 respectively, a Powder Room, the private lift lobby, a Dry Kitchen and Wet Kitchen, a Store, and a Yard.

DP1, the 4-Bedroom Prestige type, shares the private-lift-lobby arrangement and the Junior Master configuration, but stops at three full bathrooms plus a Powder Room (which includes its own WC), and a 6-metre living frontage versus EP1-PH’s 9 metres. EP1-PH is the only unit type in the development where every bedroom has its own bathroom, five bedrooms to five full baths. DP1 has four bedrooms served by three full bathrooms plus a Powder Room, so Bedroom 3 and Bedroom 4 share. The developer’s own materials describe the Prestige Collection as giving every bedroom an en-suite bath; the DP1 floor plan does not show that, and the floor plan is the authority on what is built.

De Dietrich for most, V-Zug for some: who gets the wine chiller?

Specification at Terra Hill is tiered, and the tier does not track bedroom count. Sanitary brands are uniform across all 270 units: Gessi taps and mixers, Laufen sanitary ware, TECE cisterns, and an overhead rain shower in every master bathroom. Kitchens, flooring and wardrobe provision vary by unit type.

Two type-level details are worth checking against your own unit. C3 takes a gas hob, grouping it with C4, C5 and C6 rather than with C1 and C2, despite sitting between them in size. And a walk-in wardrobe appears in eight unit types, covering 51 units: D5-PH, D6-PH, D7-PH, E1-PH, E2-PH, E3-PH, DP1 and EP1-PH. What is exclusive to the two Prestige types is the version, a tinted-glass wardrobe with an independent dresser, and EP1-PH is the only type with two of them.

Flooring is where the collections separate most visibly. Every 4-Bedroom and 5-Bedroom type receives marble tiles through the foyer, living, dining and corridor and in the master bathroom, while the 2-Bedroom and 3-Bedroom types are tiled. All penthouse types add engineered timber in bedrooms, walk-in wardrobes and internal staircases. Signature worktops are light quartz over laminate or melamine cabinets. Facilities

"What facilities are there?"

The site plan legend numbers 59 facilities across six named zones, plus three service items in the basement. The zones are an elevation sequence rather than a list: The Arrival covers the entrance from Yew Siang Road, The Valley sits at the base of the slope, and the terrain climbs through The Sanctuary and The Alcove to The Enclave, ending at The Hillside on the crown of the site. The centrepiece is a 50-metre lap pool, and the anchor building is Terra House, a two-storey glass clubhouse.

Each block carries its own postal code. Block 18 is S117755, 18A is S118992, 18B is S118993, 20 is S117756, 20A is S118995, 20B is S118996, 22 is S117757, 22A is S118954 and 22B is S118955. A tenth address, 18C Yew Siang Road (S118994), is the clubhouse and management office.

Building plan approval is A1716-00007-2021-BP01, dated 23 December 2022, on Lot 02062L Mukim 03. The project account is held with United Overseas Bank Limited, account number 769-310-220-4, and the same bank holds the mortgage over the land.

On balconies, a retractable screen is permitted but not provided with the unit. The balcony may not be enclosed unless the screen is approved by the relevant authorities, approval from the management corporation is required before installation, the choice of material and colour is subject to that approval, and installation is at the owner’s cost using either the developer’s appointed contractor or the owner’s own.

Smart home features, by unit type

Every residential unit includes a smart home gateway, smart air-conditioner controls, and access to the Mobile Community App (covering smart visitor registration and smart facilities booking). Most unit types receive a single digital lockset; DP1 and EP1-PH (the two Prestige Collection types) each receive two digital locksets along with a smart camera doorbell on their secondary entrance door, reflecting the private-lift-lobby arrangement those units have, which gives them an additional point of entry to secure.

The sustainability targets

Terra Hill targets Green Mark Platinum and Super Low Energy (SLE) certification. Solar panels are provisioned to offset energy consumption in common areas, air-conditioning units across all residential types are rated 5-ticks (the highest efficiency tier under NEA’s mandatory energy rating system), and ceiling fans are provided in living and bedroom areas for the specified unit types to reduce reliance on air-conditioning. E-waste bins are provided alongside standard recycling collection, with a collaboration in place with an e-waste vendor for appliance recycling. Selected finishes carry Singapore Green Building Council (SGBC) ratings and low-VOC emission certification.

For car owners, the basement carpark includes EV charger provisioning across 4 active and 41 passive lots, meaning 45 of the development’s 274 total car lots (270 standard + 4 accessible) are EV-ready in some form.

The basement, in one loop

All 270 car lots and 102 bicycle lots sit in a single-level basement carpark, connected by one continuous vehicular circulation loop running beneath the blocks. All M&E rooms (including the generator set (Genset), electrical substation, and bin centre) are located in this basement and kept out of view from ground level, alongside the development’s emergency systems infrastructure.

Two companies, one project name: who’s actually building Terra Hill?

Terra Hill is developed by Hoi Hup Sunway Kent Ridge Pte. Ltd., registered in 2021 under UEN 202132322K and holding Developer Licence C1435. It is a joint venture vehicle formed for this project by Hoi Hup Realty, registered in Singapore since 1983 and classified with ACRA as a real estate developer, and Sunway Developments, registered since 2004 and the Singapore arm of Sunway Property, the property division of Sunway Group.

The pairing has a documented award record. Terra Hill’s location places it directly alongside the Greater Southern Waterfront, a transformation masterplan under URA’s Draft Masterplan for the Central Region, spanning roughly 30km of coastline from Pasir Panjang to Marina East and covering around 2,000 hectares of land, an area URA describes as roughly six times the size of Marina Bay.

Terra Hill sits on the former Flynn Park, a 72-unit condominium completed in 1986 on a 4.79-acre freehold plot.
